    As INCOME DATA we require the following documents from resident (s) and / or guarantor (s):

    PAY ATTENTION; side jobs, Duwo or 0-hour contracts cannot be included as income in your file with documents, so you do not have to submit any documents.

  • What costs are associated with Woning Delers Club?

    The Woning Delers Club works on the basis of a no-cure no-pay guarantee. This reimbursement is converted into 1 month's rent excluding 21% VAT.   • What is a deposit?

    In most cases the lessor asks the tenant for a deposit. Requesting a deposit is legally permitted. Usually the deposit is 2 months rent. The deposit offers the landlord a certainty that the tenants treat the property properly and leave it in the same condition as when they rented it. When the lease ends and the property is not damaged, the landlord will refund the deposit to you as a tenant. We prepare a check-in report for you when you hand over the keys in order to be able to show how the property looked at the start of the lease.   • What are service costs and costs for utilities?

    Service costs come on top of the basic rent. These are the costs for maintenance of the building in which the home is located. Examples of this are use for the lift, window cleaning on the outside or cleaning of the common areas.

    Costs for utilities are the costs for gas, water and electricity. For most houses, the rent is exclusive of these costs, so it must be taken into account that these costs are charged monthly. You can take into account an average target price of € 50 per person. The costs can vary by the number of people you live with. The more people you live, the lower these costs will be because you can share the costs with several people.

  • What are municipal taxes / usage charges?

    The municipality asks all its residents for a contribution to make use of the facilities they provide. The municipality requests an annual contribution for this per dwelling, this is determined on the basis of the household composition. You pay a share per person from a household.

  • What is a guarantor?

    If you are still studying or do not have a permanent job, it is possible with Woning Delers Club to search for properties where the landlord demands that a guarantor can also be rented. Per group, a maximum of two guarantors can often be designated to meet the landlord's requirements. A guarantor is someone who guarantees the payment of the entire property. If you can no longer pay the rent due to unforeseen circumstances, or if there is damage to the property and you cannot afford it, then the guarantor comes into the picture. Fortunately, groups that we helped with the search have never experienced this and it is rare.

  • Do the guarantor (s) guarantee the entire group?

    That's right. In principle, the guarantor (s) of a group guarantee the entire home. Since in most cases a maximum of 2 guarantor (s) is determined by an owner, a solution must be looked at mutually if one does not like this. You could draw up mutual guarantee forms or contracts, so that ultimately all guarantors guarantee their own tenant.

    In addition, each tenant pays part of the 2-month deposit that must be paid to the owner. For a guarantor, that is a kind of stick behind the door.   • Can I have an anonymous guarantor?

    Since we need information from the guarantor, an anonymous guarantor is not possible. These are stored in the secured files and never end up with the tenants.

  • Why are these documents needed?

    We need these documents to assess whether the guarantor meets all the requirements of a landlord, including the income requirement.
